Terms & Conditions of Property Advertisement in Wellproperty.com?

  1. The selling price is RM __________________ (Ringgit Malaysia ______________________________________
    __________________________________________ Only.)
  2. You are hereby authorized to accept on company behalf any deposit from any intended purchaser to appointed legal firm.
  3. I/We hereby agree to pay company an advertisement fee of RM 500. In addition, if the property is successfully sold out within 7 months (1st Months Free Advertisement + 6 months chargeable Advertisement) from the date of this appointment, an extra advertisement fee of 2% from the final Agreed Selling price will be imposed for any purchaser or his / her nominee(s) introduced by company. The agreed advertisement fee will be payable upon the signing of Sale and Purchase Agreement.
  4. Within 6 months ( chargeable advertisement months) from the date of this appointment, if the property is being sell out to any purchaser or his / her nominee(s) non introduced by company. The advertisement fee of RM 500 will be refund in full.
  5. After 7 months from the date of this appointment, if the property is still available. The advertisement fee of RM 500 will be refunded plus a compensation of RM 500 will be paid to vendor and the listing will be remove from wellproperty website.
  6. If Vendor choose to continue the advertisement in wellproperty website, it shall be considered as giving up the rights of claiming the compensation RM 500 forever.
  7. In the event that the transaction is aborted by either the purchaser or the vendor before the sale and purchase agreement is signed but an earnest deposit has been paid, I/We agree to pay you (50%) of the Full Agreed advertisement fee of 2% or 50% of the forfeitable earnest deposit, whichever is higher.
  8. In the event that the transaction is aborted by either the purchaser or the vendor after the Sale and Purchase Agreement is signed, I/We agree to pay you the full advertisement fee as agreed above.
  9. In the event Vendor decided not to sell the property within this 7 months with whatsoever reason either intentionally or non intentionally, the RM 500 advertisement fee shall be forfeit.
  10. I/We agree to bear the 8% government tax of the advertisement fee
    which will be levied upon your service.
  11. Company is having the final right of any argument or issue occur.

Should I talk with a bank before looking at homes?

Every Buyer that purchase property by bank loan is advise to consult with banker before buying a house. It is to make sure that your financial is able to sustain the property that you are looking for.

Should I buy or continue to rent?

Buying a property is depends to Individual Financial ability. If you able to paid for monthly bank loan instalment yet not affected your living. You may go ahead to own a property asset for yourself.

I own a home, should I buy another before selling my current home?

Property is an asset if it can create a positive cash flow for you. If current property is having a good monthly rental income. Why not just keep it.

Do I really need a Realtor when buying a home?
